If you have watched the moss creep across your tiles and wondered what it costs to put right, the honest answer is that roof cleaning in Cheshire usually falls between £350 and £900 — depending on the size of the roof, how bad the moss is, and how the cleaner reaches it. This guide breaks down what drives that price, the moss-removal methods worth paying for, and the single biggest cost most quotes quietly add on. What actually affects the cost
Five things move the price up or down:
- Roof size and pitch. More tiles take longer, and a steep roof is slower and riskier to work than a shallow one.
- How heavy the moss is. A light green film brushes off quickly; years of thick, spongy moss along the ridges takes real time to clear properly.
- Access. A detached house you can reach from every side is simpler than a mid-terrace, a home over a conservatory, or a property on a tight street.
- The method. Hand-removal, soft washing and pressure washing all cost differently and, as you will see below, are very much not equal.
- Whether treatment is included. A biocide slows the moss coming back, and it is charged on top of the clean. Where we apply it, the roof is covered by our two-year no-moss guarantee.
Which cleaning method is safe for your tiles?
This is where a cheap quote can cost you a fortune later, so it is worth understanding the three main methods.
Hand-removal (scrape and brush). The moss is physically scraped and brushed off the tiles by hand. It is the gentlest method because nothing is blasted, and it is how we clean every roof. Done from a platform rather than by walking on the tiles, it clears the moss without touching the surface of the tile itself.
Soft washing. Low-pressure water combined with a treatment that kills algae and moss biologically. It is tile-safe, and the treatment element helps keep growth away for longer, which is why it is often paired with a hand clean.
Pressure washing (jet washing). Fast and cheap-looking, but the method to be wary of. High-pressure water can strip the protective surface off tiles, dislodge or crack them, and force water underneath where it causes leaks. Tile manufacturers specifically advise against jet washing because it can shorten a roof’s life considerably.
The hidden cost most quotes forget: scaffolding
Here is the one that catches people out. Many roof cleaners either walk on your tiles (which is how tiles crack) or price in scaffolding, which can add £1,000 to £1,600 on a semi and £1,800 to £3,000 or more on a large detached house before a single bit of moss is touched. It also means days of disruption and a metal frame around your home either side of the work.

The platform sets up on the drive or kerbside in minutes. For most homeowners, avoiding the scaffold bill is the biggest single saving on the whole job.
Can you clean your own roof?
You can clean light moss from a single-storey or garage roof yourself if you are confident and have the right kit, but for a house roof I would not recommend it, and not to drum up work. Most roof-cleaning accidents are falls from ladders, and a ladder leaned against your gutter is also how plastic guttering cracks. You also cannot see the whole roof from a ladder, so blockages and slipped tiles get missed. If the roof is two storeys, steep, or heavily mossed, it is a job for someone working from a proper platform with the insurance to match.
How often should you clean your roof?
For most Cheshire homes, a proper clean every three to five years keeps things in check. North-facing roofs, homes under trees, and the rougher concrete tiles common on our post-war and new-build estates moss up faster, so they may need attention sooner. A good clean that takes the moss back to the tile lasts far longer than a quick surface blast, and an optional treatment stretches it further.
